It is the responsibility of all residents to report all repair/maintenance problems. Failure to do so can mean residents may be held responsible for damage

If It's Not An Emergency...

If it's not an emergency, complete the maintenance form here. You will receive a confirmation call or email from the maintenance director Monday – Friday between 9:00 – 4:30.


Note: Report sign of mold in the property immediately.

Fixing Items

Please note that all maintenance items will be fixed only in accordance to the lease agreement.

Residents are Responsible For

  1. Fireplace Maintenance
  2. Landscape regular maintenance
  3. Keeping bathrooms and kitchen clean from mildew and mold
  4. Carpets and floor maintenance
  5. Maintaining cleanliness of windows and window coverings
  6. Replacing the air filters every 30 days (If AC is in property)
  7. Changing light bulbs

Resident FAQs

  • How Do I Apply?

    You can apply online through our Rentals page. Once you have found the home you wish to apply for, click the ‘Apply Now’ button on the rental listing page. You will be prompted to pay your application fee via credit card. We will follow up with you once we have reviewed your application.

  • What is the Application Fee?

    Our application fee is $50.00 per applicant over the age of 18 years. 

  • What Documents Are Required When I Apply?

    The required documents needed to accompany the application are:

    • Proof of income (last 4 paystubs and W-2; if self-employed provide 2 years of 1040 plus all schedules)
    • Copy of Drivers License or Government ID
    • References (3)
    • Please ensure that all uploads are provided at the time of completing your application to avoid a delay in processing. If all documents are not received with your application, it will not be processed.
    • If you have an emotional support or therapy animal, please let us know in your application. Please provide a doctors recommendation letter so we can accommodate your request.
  • How Can I Pay My Rent?

    Rent is due on the first of each month. You can mail it into us or you can pay your rent online. You can also log in to the Rental Portal to pay your rent online. 

  • How Do I Report a Maintenance Issue?

    Please log into your Resident Portal to submit a maintenance request. Requests are reviewed Monday to Friday from 9am to 4:30pm. If you have a maintenance emergency, please call (619) 559-6480.

  • What Charges Will I Be Held Responsible For?

    Residents may be charged for the following incidents where service costs are incurred due to issues within their control or responsibility:

    1. A service call for a tripped breaker
    2. When an appliance is in working order when the vendor comes to investigate reported issues.
    3. When sewer stoppage is caused by Resident's placement of debris in line such as toys, tool, diapers, sanitary napkins, excessive toilet paper, etc..
    4. If the Resident fails to report necessary repairs
    5. If Resident fails to meet a Vendor at an appointment and there is a vendor charge.
    6. If Resident's Guests or Invitees cause damage to the property
    7. If a repair is requested that did not need service
  • How Can I Build My Credit?

    In addition to avoiding late fees, you can actually build your credit by paying your rent on time! By reporting your payment history to Experian RentBureau, we can help you reap the rewards of getting your rent to us by the 1st.
